A Practical Guide to BREEAM

An essential tool for sustainable development, design and construction

“All of humanity now has the option to ‘make it’ successfully and sustainably, by virtue of our having minds, discovering principles and being able to employ these principles to do more with less.”
                                                                                                     Buckminster Fuller

Yorkon has the capability to make a significant contribution towards an overall BREEAM assessment of a modular building.

Since it was launched in 1990 for office buildings, BREEAM has evolved into a robust tool to help construction clients assess and encourage sustainable design and development.

BREEAM is no longer an environmental tool limited to large and higher specification projects, but should now be an essential part of every client’s brief to analyse and verify a building’s performance.

Whilst it is not directly part of the legislative framework, the BREEAM methodology can be just as demanding. It should be thoroughly integrated into the design and construction process, and there are now important roles for the client and contractor, not just the architect.

Recent updates to BREEAM have increased its scope to cover a wider range of applications and to reflect the key issues and the joined-up thinking required for genuine sustainable development, design and construction.

When applied effectively, BREEAM can help building managers achieve:

• Reductions in operational costs
• Enhanced value and marketability of property assets
• A route to compliance with environmental legislation and standards, such as energy certification and ISO 14001
• Greater engagement with staff in implementing sustainable business practices
• Opportunities to improve staff satisfaction with the working environment and the potential for significant improvements in productivity
• A demonstrable commitment to Corporate Social Responsibility (CSR)
• Improved organisational effectiveness
• A genuine ‘badge’ of proven sustainability
