30/01/2007 – Yorkon Publishes Guide to New Design Options
Off-site construction specialist, Yorkon – winner of the Innovator of the Year Award – has launched a new guide to the expanded range of design options and technical advancements for its modular building system.
As part of its ongoing commitment to innovation, Yorkon has developed a series of new treatments to give architects and contractors even greater design flexibility with modular construction, with all the benefits of building off site – improved speed, control of cost and programme, quality, safety and efficiency.
The new developments include:
- Shaped modules with a facet of 10° which can be used to form curved façades, shaped atria, feature entrances and allow more efficient development of irregular sites
- The option to build from one to six storeys high with an open plan system
- Clear unrestricted internal spans of up to 12m for complete flexibility in space planning and interior design
- An expanded range of façade treatments to add interest to the building envelope – cedar boarding, composite metal panels, solid resin panels, terracotta tiles, render, brickwork and stone, and Plastisol finishes in a variety of colours
- Fenestration options such as aluminium, PVC-U or timber windows in ribbon, punched hole or composite configurations; full height curtain walling and brise soleil sunshading
- Roofs that can be monopitch, standard flat roofs, barrel vaulted, pitched or with the use of atria between two modular buildings; floor to soffit heights of 2.6m, 2.8m or 3.25m.
The new literature outlines the design options, which have recently been launched by Yorkon, and are illustrated with examples from its extensive and award-winning project portfolio to demonstrate the scope of modular building – from health and education buildings, to airports, supermarkets and offices.
Editor’s Notes
1. The Yorkon approach to off-site construction offers a number of clear advantages over site-based building methods:
- enhanced thermal efficiency and more sustainable
- programme times reduced by up to 50 per cent
- greater cost control
- less disruption
- safety improved by up to 46 per cent
- earlier occupation
- guaranteed quality
- greater design flexibility
- less risk for the client – more than 96 per cent of Yorkon projects have been completed on time and 94 per cent on budget over the past five years – well exceeding construction industry averages
2. Off-site construction involves the manufacture of steel-framed modules in a controlled factory environment, using production line technology, whilst the foundation works are completed on site. The modules are delivered to site by road where they are craned into position in just a few days ready for fitting out.
