  1. The Requirements

    Tesco wanted to build a new eco-store at Southam in Warwickshire. The store needed to be constructed as quickly as possible to meet the deadline for store opening, without any compromise on quality.

    Portakabin off-site construction method was chosen to reduce the build programme to meet the deadline – and to increase the number of trading weeks by eight for the benefit of Tesco and its customers.

    Lorraine O’Sullivan, Development Manager at Tesco, says: “Off-site construction allows more work to be carried out in a manufacturing environment, improving both quality and the speed of construction on site. This enables Tesco to be faster to market and to open the doors of a new store to our customers more quickly.”

    Working closely with main contractors RG Carter to ensure the deadline was met, Portakabin employed 24-hour factory shifts to manufacture and partially fit out the 70 Portakabin Design and Build solution modules. The cranage phase was then scheduled to include both weekend and night working.

This scheme was the first application of a new modular store design, which provides 20,000sqft of retail space and has uninterrupted spans of 28 metres for the sales areas, which is unprecedented in off-site construction. This is achieved by reducing internal columns by 50 per cent.

As an eco-store, the new Southam building incorporates a number of sustainability features to reduce its carbon footprint, including roof-mounted photovoltaic panels, sun pipes in the offices and toilets, rainwater harvesting systems, timber cladding from sustainable sources and air scoops for additional ventilation.

From a customer experience perspective, you cannot tell this is a modular building. The over-cladding has been very effective and customers have been very complimentary about the new store.
